Why pay for housing that leaves you with nothing in return? Every dollar spent on dorms or rent is gone forever, with no financial benefit once your student graduates. But what if there was a smarter way to handle college housing?

Beth and Cody’s College Housing Journey

Beth’s Story: The Traditional Route

Beth’s parents believed the full college experience meant starting out in a dorm. For her first two years, she lived on campus at a cost of $1,750 per month, including her room and meal plan. By her junior year, Beth transitioned to an off-campus apartment, where rent was more affordable at $700 per month.

However, this "savings" was short-lived. Over four years, her parents spent nearly $48,000 on housing:

  • $21,000 for two years in the dorm ($1,750/month).

  • $16,800 for two years off-campus ($700/month).

All of that money was gone, with no tax benefits or income to offset the costs.

Though Beth loved her time at college, her parents couldn’t help but wonder: Was there a better way to manage these costs?

Cody’s Story: The Smart Investment

Cody’s parents took a different approach. After his first year in the dorm, they bought a 3-bedroom townhome for $328,000 near campus. The monthly mortgage, taxes, and insurance totaled $1,750—an amount similar to what they would have spent on dorm housing. But here’s where the strategy paid off: they rented out the other two rooms to Cody’s friends for $700 each, bringing in $1,400 per month in rental income.

This meant:

  • Their net housing cost was only $350 per month ($1,750 - $1,400).

  • Over three years, they saved $15,750 compared to renting.

  • They could also write off mortgage interest, property taxes, and maintenance expenses on their taxes, further reducing their costs.

Additionally, when an appliance needed replacement or the property required repairs, those costs were also deductible. By the time Cody graduated, the townhome had appreciated, adding even more value to their investment.

Cody’s parents now had a choice: sell the townhome for a profit or continue renting it for passive income. Either way, they had built equity and reaped financial rewards while Cody was still in school.

Two Journeys, Two Outcomes

Both Beth and Cody had great college experiences. But when it came to housing, Beth’s parents spent nearly $48,000 with no return, while Cody’s parents offset their costs and built an appreciating asset. So, who do you think was better at managing their student’s housing expenses?

This is all great in theory, but I'm not convinced...

It’s true, real estate is a significant investment—but that’s exactly why it’s such a smart move. Unlike rent, which offers no return, purchasing a property builds equity over time and provides opportunities for appreciation. Worried about empty rooms? College towns like Aggieland in College Station have a constant demand for student housing, and with competitive pricing, filling those rooms is rarely a challenge.

Plus, even if a room occasionally goes unoccupied, the overall savings and rental income still far outweigh the cost of renting a dorm or apartment. As for carrying costs like maintenance and repairs, these are often tax-deductible, reducing your overall expenses. Additionally, rental income from just one or two rooms can cover these costs while keeping your monthly mortgage low. Real estate offers long-term financial benefits that simply can’t be matched by traditional renting.

By purchasing a property, you can turn a necessary expense into a powerful investment. Here’s how:

  • Cost Savings: Offset tuition costs by renting out extra rooms to other students.
  • Tax Advantages: Deduct mortgage interest, property taxes, and even maintenance expenses.
  • Asset Appreciation: Build equity over the course of your student’s college years as property values grow.
  • Control and Safety: Ensure your child lives in a secure, well-maintained home.
  • Post-College Profit: Sell the property for a potential profit or keep it as a rental for ongoing passive income.

John Byers was a fantastic partner in our home buying journey. We set out to buy an investment property in the Bryan College Station area and needed a realtor that we could trust. John was very knowledgeable about the industry and our area. What impressed us the most, however, is that he was candid and gave us honest opinions about what would and would not make a good rental property investment.

- Kay Flores

John was so on top of everything for us. Made us feel very included in what was happening even behind the scenes. We didn't have to wonder about anything.
